HOW WAHEA HOMES BUILDS

Design Phase


In this phase you choose your floor plan and exterior facades (per community, deed restrictions and lot sizes), this will build the base cost for the home. In designing your interior, you have the Freedom of Choice options which offers an array of finishes. Some may opt to completely customize rooms which will add more time to the design phase and may impact the schedule.

Once you have picked out your Lot & Floorplan (per lot size) and Exterior Facades the Based Budget is built on these decisions with the included Standard Interior Finishes. After all personalized upgraded Interior Finishes are selected, the Guaranteed Maximum Price (GMP) budget is calculated. During this interior design phase, building plans are engineered and submitted for permitting and POA approval. 

The pre-construction schedule would typical be impacted by the Surveys & Soil Report- (2Weeks), Foundation & Site Engineering (3-4 Weeks), POA material submittal & review, Utilities & Local Government review and permitting (3-6 weeks plus any revisions).

Site & Foundation Phase


With the Site Phase, breaking ground starts with any clearing of trees and grubbing of the building site area, setting up the temporary utilities and building of the Site Pad. Next our crew will roll right into the Foundation Phase by setting the perimeter form work, placing the underground utilities inside the perimeters of the foundation, excavating structural footing/beams, applying termite treatment to the pad obtaining documentation and place reinforcements. Before concrete is poured, Wahea Homes will test the soil’s compaction, code inspections & pressured-test sewer lines, complete a boundary survey of the perimeter forms for correct building placement, complete engineering inspections of the rebar’s size and placement per design. On the day of concrete pour, a batch report is issued, the concrete is then tested, placed & finished. The foundation will cure per AMST standards. This is also the time for your 1st site visit with your Project Manager and Superintendent. Remember it is very typical for the footprint of your home to look small at this phase but looks are deceiving.

Structural, Weather-In, & Rough-In Phases


Now the excitement begins with the Structural Phase. As walls are erected, floors, ceiling and roof joists are installed. For the floor preparation, a 1 1/8” LP Legacy® sub-flooring (made w/ Gorilla Glue) is glued down and screwed (not nailed) for a rigid squeak-less flooring system. Crews install wind load reinforcing clips, wall hold-downs, and shear-walls are completed fortifying your home’s structure. Then the framing is inspected, imperfections are corrected and signed off. At this point, it is time for your 2nd site visit.

The Weathering-In Phase begins by completing installation of LP® TechShield Roof Sheathing and LP’s Weathershield Sheathing System with Taped Seams. This system creates an airtight seal, adding to your home’s energy efficiency. The roof system is installed and backed by a 25-year minimum warranty. Exterior doors & windows are installed, waterproofed and water tested. At this the point your home is air and watertight.

While the above phases are being completed, the MEP crew are at work inside installing the Rough-In Phases for Plumbing (water heater(s), water delivery systems, gray water piping), Electrical (panels, wiring, outlet and switch boxes) and Mechanical HVAC (air handling unit, ductwork and sheet metal).  
Pre-Drywall Inspection is performed by Burgess Construction Consultants Wahea Homes’ 3rd party inspection firm which includes over 250 inspection points. These points are comprised of local building codes, best practices, manufacturer requirements, as well as overall quality. Some categories include: Jobsite, Roofing, Cornice/Deck, Exterior Drainage Plane, Structural Framing, Mechanical Electrical, Plumbing (MEP). This will give the opportunity for your 3rd site visit.

Exterior & Interior Finish Phases


The Exterior Finish phase begins with completion of your home’s exterior finishes including Stucco Systems, Boral’s Cultured Stone or Coronado Stone (per design) work, brick and LP Smart Side Trim & Siding backed by LP’s 50 Year Warranty . Next both the exterior trim and siding are painted with Sherwin Williams Paint and their warranty specification processes with which is inspected by the local Sherwin Williams rep for Quality Assurance. Rounding out the exterior phase, the driveway and sidewalks are poured into place and the Landscaping Package (per Community /Local Government) is completed with POA Signoff to follow.

Inside the crews are working to complete the Interior Phase. Insulation is installed and inspected, it’s time to close up the walls with USGA sheetrock, apply your selected wall texture, hang interior doors, install trim package of choice, apply Sherwin Williams Paint , install pre-finish millwork Packages including cabinets & countertops and tile work is completed. Electrical & Plumbing crews install the lighting fixtures, plugs, switches and trims. While the plumbing crew is installing faucets, shower and tub trims; Flooring is installed. HVAC crew will install registers, trim and TAB (Testing, Adjusting, and Balancing) of the system will take place. Once we establish air condition, the fan blades are installed at this point to prevent sagging. 

During the Interior Phase, Burgess will conduct the Energy Testing and Inspections which entails: Pre-Insulation Inspection, Blower Door Testing and Duct Blaster Testing. 


Punch Out and Final Acceptance Phase


Burgess will conduct the final Inspections, Punch Out Phase with Wahea Homes’ Quality Control Team and trades, identify any imperfections, correct them and sign off on them. Wahea Homes will conduct a Walk Through with you for your satisfaction of the delivered of product. If everything is above expectations, Final Acceptance will conclude.  

Close Out Phase


Wahea Homes’ team will walk you through the Close Out Phase, with the Training of the MEP Systems, Maintenance and Warranty Program. In this phase you will be informed on how to program the various products and systems, how to maintain your New Home so you do not void the manufacturers’ warranties, what to expect with the home settling, how to handle a leak of any kind and who to call should the need arise. We will also discuss the 3, 6, and 12-month Warranty Follow Ups.
